5. Follow-ups if they go quiet (day 1, 3, 7)

Why the first reply decides the tour

Renters usually message several listings at once. The one that answers first, confirms the home is available and offers a showing time tends to get the tour. A reply the next morning is often a reply to someone who already booked elsewhere.

What goes into a good rental inquiry reply

  • Confirm it is available and repeat the rent, so nobody books a tour for the wrong price.
  • Offer a next step: a booking link or two time options.
  • Pre-screen the same way every time: move-in date, lease length, pets, whether they can apply. Consistency protects you under fair housing rules.
  • Confirm a few hours before the showing. A confirm-or-release text cuts no-shows.
  • Follow up 3 times if they go quiet, then stop.

Fair housing reminders

Ask about the home and the lease, never about the person. Avoid questions about family, children, religion, national origin, disability or source of income, and do not describe the ideal tenant. Use the same screening criteria for every applicant, and treat assistance animals as accommodations, not pets. Some states and cities add their own protected classes, so check local rules.

Questions people ask

How fast should I reply to a rental inquiry?

Within minutes if you can, including evenings and weekends. Renters often contact several listings, and the first clear reply with a showing time usually wins the tour.

What should I ask a prospective tenant before a showing?

Keep it to the home and the lease: move-in date, lease length, pets, whether income meets your stated requirement, and whether they can complete an application. Ask everyone the same questions.

How do I reduce showing no-shows?

Send a confirmation text 2 to 3 hours before the showing and ask them to reply YES. If they do not, release the time and offer to rebook. Self-booking links also help.

Can I ask about income?

You can state your income requirement and ask whether an applicant meets it, applied the same way to everyone. Some states and cities protect source of income, so do not refuse vouchers or other lawful income where that is illegal.

Is it legal to text rental leads?

Replying to someone who contacted you is generally fine. Automated marketing texts need consent under US texting rules, and you must honor stop requests. This is general information, not legal advice.
